Overview
The Commercial Title Reader plays a crucial role in the real estate industry by conducting thorough research and analysis of property titles. This position requires a keen eye for detail and a strong understanding of real estate to ensure accurate title processing. The ideal candidate will be responsible for reviewing, interpreting, and summarizing title documents while providing exceptional customer service.

Role/Responsibilities:

• Preparing detailed Property Title Reports and/or summaries outlining findings, exceptions, and requirements for title insurance coverage in commercial transactions.
• Conducting comprehensive reviews of abstracts, surveys, and other relevant documents to assess the insurability of commercial real estate transactions.
• Identifying and analyzing potential title defects, liens, encumbrances, and other matters that may affect the transfer of property ownership.
• Verifying the accuracy of legal descriptions, property boundaries, and ownership history through thorough research and analysis.
• Plotting and creating new metes and bounds legal descriptions.
• Collaborating closely with title examiners, underwriters, and legal counsel to resolve complex title issues and ensure compliance with regulatory requirements.
• Communicating effectively with underwriting teams and clients to address inquiries and resolve issues in a timely manner.

Skills

• Strong research skills with the ability to analyze complex legal documents.
• Proficiency in examining title documents, interpreting legal descriptions, and survey/easement plotting.
• Experience with preparing Zoning Exhibits a plus
• Excellent customer service skills with the ability to communicate effectively with clients and team members.
• Attention to detail and strong organizational skills to manage multiple projects simultaneously.
